The Massachusetts Association of Buyer Agents just published this video, which is dedicated to helping people who are considering a choice of a buyers agent in Massachusetts to understand new definitions in Massachusetts real estate consumer disclosure forms. The inspiration for creating this guide came from a desire to provide useful, actionable information to anybody facing the challenge of how to determine if they will have a loyal agent to protect their best interests in a real estate purchase. Agent duties may vary depending on whether the property under consideration is purchased within the real estate firm that holds the listing or outside of it.
The video goes over the following points:
Real estate companies must disclose how they will work with buyers In early 2017, the state of Massachusetts initiated new disclosure forms for consumers of real estate. Real estate companies in Massachusetts must disclose how they are going to work with buyers at the first personal meeting. However, some consumers have found the new state disclosure difficult to interpret, so the association created a video to easily explain different positions that can be taken by licensed real estate professionals and how these can change. Member offices of the Massachusetts Association of Buyer Agents (MABA) act only as buying specialists. They are 100% dedicated to their buyer clients. They never change their professional relationship with their clients.
Buyers and sellers of real estate often ask how real estate commissions are earned. MABA requires that their agents receive only one commission per transaction. This guarantees full commitment to the client and no opportunity to double dip on commissions. MABA agents are either in companies that represent only buyers, or companies that represent buyers and sellers, but never both in the same transaction.
Ron Huth, President, Massachusetts Association of Buyer Agents commented on the video guide, excited to share the details about recent changes in Massachusetts real estate rules that affect how buyers are represented: "The Massachusetts Association of Buyer Agents hopes to educate consumers about their choices. The state's new disclosure form is rather confusing. We made this video in collaboration with Kathleen Chiras, CEO of Skyfor, Inc. to educate consumers about the choices they have when choosing a real estate buyers agent in Massachusetts
